Terms & Conditions

By accessing or using the website at landilla.com (the “Site”), you agree to be bound by these Terms & Conditions (this “Agreement”) and to any future amendments. The Site is owned and operated by Multistate Land Investments, LLC, a New Jersey limited liability company, doing business as Landilla (“Landilla,” “we,” or “us”). If you do not agree to any part of this Agreement, do not use the Site.

1. The Site

The Site is a placeholder for an existing land-investment business that is winding down. It exists primarily so that existing customers can contact us at sales@landilla.com or 1-833-LANDILLA, and so that existing customers can make one-time payments toward outstanding loans through our payment processor. The Site does not list properties for sale and does not facilitate new purchases.

One-time loan payments submitted through the Site are processed by Stripe, Inc. ("Stripe"), a third-party payment processor. Card data is collected directly by Stripe; we do not see or store your full card number. Your use of the payment flow is also subject to Stripe’s end-user terms.

By submitting a payment, you authorize the charge of the amount you specified to the card you provide. You are responsible for ensuring the amount and parcel reference are correct. If you submit a payment in error, contact sales@landilla.com as soon as possible and we will work with you in good faith to resolve it. Refunds, where appropriate, will be issued through Stripe to the original card.

4. Intellectual Property

All content on the Site — including text, images, graphics, the Landilla name and logo, and the underlying code — is owned by Landilla or its licensors and is protected by United States and international intellectual-property laws. You may not copy, reproduce, distribute, or create derivative works from any part of the Site without our prior written consent.

5. Third-Party Links

The Site may contain links to third-party websites (for example, our payment processor or our parent company). Those sites are governed by their own terms and privacy policies, and we are not responsible for their content or practices.

6. Disclaimers

The Site is provided on an “AS-IS” and “AS-AVAILABLE” basis. We make no representation or warranty — express or implied — that the Site or any payment flow will be uninterrupted, error-free, or available at any particular time. To the fullest extent permitted by law, we disclaim all warranties, including warranties of merchantability, fitness for a particular purpose, and non-infringement.

7. Limitation of Liability

EXCEPT IN JURISDICTIONS WHERE SUCH PROVISIONS ARE RESTRICTED, IN NO EVENT SHALL LANDILLA BE LIABLE TO YOU OR ANY THIRD PARTY FOR ANY INDIRECT, CONSEQUENTIAL, EXEMPLARY, INCIDENTAL, SPECIAL, OR PUNITIVE DAMAGES — INCLUDING LOST PROFITS — ARISING FROM OR RELATED TO YOUR USE OF THE SITE, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. NOTWITHSTANDING ANYTHING TO THE CONTRARY, OUR TOTAL LIABILITY TO YOU FOR ANY CAUSE WHATSOEVER, AND REGARDLESS OF THE FORM OF THE ACTION, WILL AT ALL TIMES BE LIMITED TO THE AMOUNT, IF ANY, YOU HAVE PAID TO US IN THE 12 MONTHS PRECEDING THE CLAIM.

8. Indemnity

You agree to indemnify and hold harmless Landilla and its affiliates, officers, agents, and employees from any claim or demand — including reasonable attorneys’ fees — made by any third party arising out of your use of the Site, your violation of this Agreement, or your violation of any rights of another.

9. Force Majeure

We will not be liable for any failure to perform due to circumstances beyond our reasonable control, including strikes, lockouts, floods, natural disasters, governmental actions, or interruptions of internet or third-party services.

10. Modification

We may modify this Agreement at any time. Updates take effect when posted on this page; the effective date at the top will reflect the most recent change. Your continued use of the Site after a change constitutes acceptance of the updated Agreement.

11. Governing Law & Venue

This Agreement is governed by the laws of the State of Texas, without regard to its conflict-of-laws principles. Any dispute arising out of or relating to this Agreement or the Site will be subject to the exclusive jurisdiction of the state and federal courts located in Texas, and you consent to personal jurisdiction in those courts.

12. Severability

If any provision of this Agreement is held to be invalid or unenforceable, the remaining provisions will remain in full force and effect.
